The truth is this: most internet home value estimate models don’t work. These tools look at general information available via public records. They don’t analyze conditions, future developments nearby, new construction sales, etc. The best way to accurately price your home is to have a local expert run a report. An appraisal may cost you hundreds to thousands of dollars, but my home value and seller proceed estimates are free.
Every home owner has different needs & timelines that should be considered throughout the process. I cannot advise you on how to reach your goals without knowledge of them. Because one size does not fit all, marketing strategies are discussed during seller’s consultations.
Before your consultation, think about these questions:
Do you want to sell your home as quickly as possible, or do you want to net the most money? Do you have the time and funds to prep the home to sell at the top of the market?

I do not charge my clients any fees until we close on the sale of your home. At that point, our previously agreed upon fee will be paid out of your proceeds at closing. The closing attorney will make sure all monies are accounted for and sent to the necessary accounts.

The closing attorney will make sure to either a) wire your proceeds to your bank account, or b) cut you a check at closing. You can typically expect to receive funds via wire the business day following closing. If you accept your proceeds via check, your bank could put a hold on the deposit, depending on the amount.

This question is often overlooked by sellers. You should demand a sender calls you to confirm instructions anytime you are expecting funds via wire.

This scheduler tool is only available to qualified agents & appraisers. With security features in place, the showing agent will only ever access your house during their scheduled (and approved) tour time.
You may have days to 30 minutes notice of showing/tour requests. We can adjust these parameters to best suit your needs. -
